Transit Oriented Development

The City of El Monte's Bus Transit Center is the largest bus transfer station and maintenance facility west of Chicago. The City is working closely with LA Metro to convert the existing surface parking lots into a high density, mixed use transit oriented development. Fred Glick Design created a 37.5 acre TOD fronting Santa Anita Boulevard, including mixed-use development (entertainment complex; office and retail; multi-family residential; a new City green; two 4-story parking structures adjacent to the station & Metro Division 9 Offices; and a new street grid with pedestrian/bicycle bridges forming an 8-block pedestrian, bicycle & transit-friendly project). Existing features include the bus maintenance facility, bus station, bus parking, surface park-and-ride lots, Metro Offices, and 2-story parking structure.
